Under certain circumstances, if application is denied, an approved co-signer may substitute their application, sign the lease, and accept full financial responsibility along with the applicant. In lieu of a co-signer, and at the discretion of The Property Society, LLC, the applicant may pay an additional security deposit equal to the maximum the law will allow. Guideline requirements may be waived if applicant pre-pays rent for the full term of the lease.

Self-Employment, Retired, or Unemployed - Such applicants must provide the previous year's income tax return and the previous two months' bank statements, or 12 months of financial statements, and must exhibit only favorable references.
Guarantors - Guarantors will be accepted for applicants who are first-time renters or students. For guarantor-supported applications, an additional application deposit will be required. The deposit level will be based on the credit analysis. The guarantor will be required to complete an application and pay a full application fee. Guarantors must have a gross monthly income of five times the monthly rent and meet all other qualifying criteria identified in this screening policy. The guarantor will be asked to sign a lease guaranty agreement to support this application. Only a relative or employer will be considered as guarantors.

If the property owner agrees to allow a pet, applicant will pay a nonrefundable fee (usually $150). Cats must be spayed or neutered and declawed. No puppies or kittens are allowed.
Exotic animals such as reptiles, birds, and rodents, and poisonous animals such as tarantulas, insects, and poisonous fish are not allowed.

How much does it cost?
This is a free service to our residents.
When will the funds be debited from my account?
Funds will be withdrawn from accounts on the 3rd of each month. If the 3rd of the month falls on a weekend or holiday, the funds will be withdrawn on the next business day.
How can I be sure that my rent payment was processed?
Your payment will be shown on your monthly bank statement as a debit with date paid, reference number, amount, and item description.
How can I get started using ACH?
Stop by our leasing office and complete an enrollment form. All you need is a standard bank checking or savings account.
How long will it take to start using ACH?
It takes just a few days from the receipt of your enrollment form. Please confirm your requested start date with the leasing office.
Can roommates enroll?
Yes, however, only one resident (roommate) per apartment will be allowed to participate. This resident will be assessed the total charges attributable to the home.
Can an ACH occur against a business account?
Yes. Our program permits debits to a business account in addition to a personal checking or savings account.
+ Credit Card and Debit Card Payments
Short on cash? Pay on time using your credit card, and pay your card balance at your leisure. Payment must be made by midnight on the 3rd of the month to avoid late fees.
How much does it cost?
Since credit card processing is provided by a service company, there is a small convenience fee of $19.95 for each payment transaction. For debit cards, there is a transaction fee of $1.50 to use this service.

Maintenance Requests
+ Troubleshooting Guide
- Smoke detector will not work when tested:
Replace batteries and ensure smoke detectors are relatively new. - Smoke detector beeps:
Replace battery and check for proper wire termination connection. - No power to plugs or switches:
Check and reset breaker panel or replace blown fuses. Check and rest all GFI outlets (located in kitchen, bathrooms, utility rooms, and garages). Check if plug works off a wall switch. - Garbage disposal does not work:
When on, do you hear a buzz? If you do not hear a buzz, hit the reset button on the bottom of the disposal and test. If you hear a buzz, turn off disposal and unplug from wall. Mounted on the side of the disposal or side of cabinet may be an allen wrench. Put the wrench in the center shaft and twist back and forth (this un-jams the disposal). Remove the object that is causing the obstruction, turn back on, and test. Repeat until the object is removed. - No hot water:
Check thermostat on tank for proper temperature setting. Check that thermostat is not set to "vacation." Check and reset breaker in power panel. Check and reset button next to thermostat. - Hot water is too hot:
Check thermostat on tank and turn down. - Plumbing or fixtures leak:
Turn off water fixture, turn off water at supply line, and notify our company immediately. - Toilet is plugged:
Plunge and test. - No heat:
Check thermostat. Check that furnace covers are in properly. Check that a switch that looks like an ordinary light switch is turned on (located in or near the furnace room). Did you pay your utilities or issue and order to disconnect the utility? If a gas furnace, make sure the pilot light is lit. - Dishwasher will not drain:
Clean food out of bottom of dishwasher. - Dishwasher grinds or no water is coming in:
Turn off dishwasher. If there is no water on the bottom, pour two large glasses of water into the bottom and restart. If problem continues, call The Property Society, LLC, and discontinue use. If dishwasher will not turn on, check switch usually located behind the sink. The switch looks like a light switch. - Refrigerator too warm or too cold:
Check that thermostat in refrigerator is set correctly. - Water drips from freezer to refrigerator compartment:
Remove all food and store in a cooler. Turn off refrigerator and allow it to defrost. Turn refrigerator back on and replace food. - No air conditioning:
Check all circuit breakers. Clean and replace filter and test. - No electricity:
Check all breakers, flip them hard to the OFF position, and then hard to the ON position. Check all GFI in bathrooms, kitchens, laundry room, and garage. Replace any blown fuses.
+ Resident Responsibilities
Before submitting a service request, residents must review the troubleshooting guide and attempt to resolve the issue firsthand. If a maintenance request is submitted, residents must make the home available by securing any pets in a bedroom or outside and coordinate a time to be home. If a technician is unable to enter the property, than a trip charge will be assessed to the resident.
Lawn Care
Unless otherwise stated in your lease, residents are responsible for the maintenance and care of the lawn.
Pest Control
Unless otherwise stated in your lease, residents are responsible for pest control.
Air Filters
Residents are responsible for changing air filters once a month. For a $45 monthly charge, The Property Society, LLC, will arrange for a technician to change the filters on a monthly basis.
Pilot Light
Residents are responsible for maintaining the pilot light. For a fee of $45.00, The Property Society, LLC, will arrange for a technician to light the pilot light.

Evictions in Texas must be filed in the county and precinct where the property is located, and there are basically four steps in the eviction process:
1. The Notice to Vacate
If The Property Society, LLC, alleges a resident is not paying rent, our company is required by law to give the resident written notice to vacate the premises. This notice can be delivered to the resident personally with a witness, by certified mail (return receipt requested), or by any other method allowed by law.
2. Filing the Suit
The Property Society, LLC, must file an original petition with the court and pay the appropriate court costs. These court costs pay for filing of the suit, court hearing, and for the constable to serve the citation. The citation is the notice to the resident that we are attempting to evict them.
3. Going to Court
The Property Society, LLC, must go to court and prove our case by a preponderance of the evidence. Simply filing a suit does not necessarily mean The Property Society, LLC, will win our suit. Both parties should bring all documents and other evidence with them to court in a well organized fashion. At the hearing, both parties will have to present evidence to show who is entitled to possession of the premises.
4. Writ of Possession
If The Property Society, LLC, wins our suit in court, and the mandatory five-day appeal period has passed, and the other party is still in the premises, we can file a Writ of Possession in court. A Writ of Possession is a court order to the constable to place us in possession of the property.
