SAN ANTONIO – Local medical vacancy is trending downward while investment and development activity is moving up, according to NAI REOC San Antonio. In addition, rental rates are on the rise.
New leases and expansions in the first three months generated 35,257 sf of positive net absorption in the medical office market. The citywide average quoted rent is up $0.59 compared to first quarter 2011 for a moderate annual increase of 2.6 percent.
The largest project under construction is Victory Healthcare’s $49 million project to feature a 95,000-sf facility including 65,000 sf of hospital space.
Methodist Healthcare is planning a $44 million expansion at its Metropolitan Methodist Hospital. CHRISTUS Santa Rosa announced plans to reposition its downtown campus into a children’s hospital and research center.
